About this calculator

EMI (Equated Monthly Instalment) is the fixed amount you pay your lender every month until the loan is repaid. Each EMI has two parts: interest on the outstanding balance, and repayment of principal. In the early years most of the EMI goes towards interest. As the balance falls, a larger share repays the principal.

The calculator uses the standard reducing-balance formula used by Indian banks: EMI = P × r × (1 + r)^n / ((1 + r)^n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments.

Frequently asked questions

How is EMI calculated?

EMI = P × r × (1 + r)^n / ((1 + r)^n − 1). P is the principal, r is the monthly interest rate (annual rate divided by 12 and by 100) and n is the tenure in months. For ₹25 lakh at 8.5% for 20 years, the EMI is about ₹21,696.

Does a longer tenure reduce the total cost of a loan?

No. A longer tenure lowers the monthly EMI but increases the total interest you pay, because the balance stays outstanding for longer. Use the slider to compare tenures and see the difference in total interest.

Is this EMI calculator accurate for home loans?

Yes, for fixed-rate and floating-rate loans at the current rate. Your bank’s figure can differ by a few rupees because of rounding, processing fees or a broken first month (pre-EMI interest). Floating rates change over time, which changes the EMI or tenure.

How can I reduce my EMI?

You can choose a longer tenure, negotiate a lower interest rate, make a larger down payment, or prepay part of the loan. Prepayment usually reduces the tenure rather than the EMI unless you ask the bank to reduce the EMI.
